Digital infrastructure development & financeability

Declared power is not deployable capacity.

SEDGE verifies what is real, identifies what is missing and coordinates the path from infrastructure opportunity to financeable digital infrastructure project.

Starting in Spain. Built for Europe.

The problem

Grid access is not the same as executable capacity.

Across Spain and Europe, grid applications, indicative offers and declared megawatts are routinely treated as capacity. Investors and lenders do not. A large share of declared positions never converts into a deliverable project, and the gap only becomes visible when capital is requested.

  • An application in a queue is not a connection.
  • A site next to a substation is not a powered site.
  • A concept deck is not a technical basis for CAPEX.
  • A pipeline conversation is not demand evidence.

Two products

What SEDGE delivers today.

Core product 01

Site & Power Readiness

Can this site actually become a data-center project?

A structured development assessment of land, planning, grid evidence, connection status, fibre, environment, access and scalability — separating documented facts from claims.

Output: Site & Power Readiness Report

Core product 02

Financeability Build

What prevents this project from becoming investor- or lender-ready?

Ten readiness gates assessed against the evidence investors and lenders actually require, then a sequenced plan to close the gaps that block the project.

Output: Financeability Assessment, Gap Register and Development Roadmap

Supporting module

Demand validation sits inside Financeability.

Demand is not a separate service. It is one of the ten gates: who would use the capacity, what they require and what is documented. Procurement appears only inside an execution plan when critical equipment is the bottleneck. Capital comes after readiness — never as a promise to find money.

Method

One system, five steps.

01

Opportunity

A site, a power position or an existing project enters the workflow with a stated objective.

02

Verify

Separate documented facts from claims: land control, grid evidence, planning status, connectivity.

03

Identify gaps

Name what blocks development and what evidence is still missing, with the level of verification behind each item.

04

Development readiness

Close gaps in a defined sequence, coordinating qualified specialists where regulated or technical work is required.

05

Financeability

Assemble the structure, evidence and materials investors and lenders require before they will engage.

Clear boundaries

What we don't do.

Knowing where our competence ends is part of the work. These limits are permanent, not temporary.

What we don't do.

  • SEDGE does not replace licensed engineers.
  • SEDGE does not treat indicative grid information as secured power.
  • SEDGE does not provide regulated investment advice.
  • SEDGE does not raise capital, place securities or work on fundraising success fees.
  • SEDGE does not present unverified project claims as facts.
  • SEDGE coordinates specialist technical, legal and regulated work where required.

Public framework

SEDGE Site Readiness Framework — Spain

What evidence SEDGE requires before treating a site as development-ready, published as a working framework with one illustrative assessment structure. No client, no live data, no dashboards.

Power evidence

Application, offer or connection agreement; voltage, capacity, substation, reinforcement dependency and dates. Indicative information is recorded as indicative.

Land control

Ownership, option, lease or conditional agreement; exclusivity; boundaries; access rights; encumbrances.

Planning

Zoning classification, permitted use, planning route, municipal position, expected consent sequence.

Fibre

Route availability, carrier presence, distance to existing infrastructure, latency to relevant hubs.
